Our Building Process

At Phase Projects, our process is designed to make building your home smooth, transparent, and enjoyable. From your first conversation with us to the day we hand over the keys, we guide you through each stage with clear communication, expert advice, and meticulous attention to detail.

Step 1 – No Obligation Chat

Getting the exact custom home you want starts with a friendly chat covering these points.

  • Give you a realistic overview of costs: Showing you where to prioritise your investment for the best results.

Step 2 – Consultation & Site Visit

We visit your block to see the site firsthand and discuss your project in detail. Together, we’ll cover:

  • Your design goals and lifestyle needs
  • Site constraints or challenges
  • Timeframes for starting and finishing
  • Budget expectations and inclusions
  • Any upgrades or changes you’re considering

You’ll leave this meeting with a clear understanding of what’s possible and the recommended next steps.

Step 3 – Preliminary Building Agreement

If you have existing plans, we’ll prepare a detailed construction tender, usually within five business days. If you need design services, we’ll create concept drawings, floor plans, and 3D images so you can see your home come to life on paper before a single brick is laid.
This stage often includes:

  • Site plan and survey
  • Site analysis and shadow diagrams
  • Floor plans and elevations
  • Engineering documentation

Once you’re happy, we move forward with preparing documents for council or private certifier approval.

Step 4 – Approvals Made Simple

We handle all approvals for you, whether it’s a Complying Development Certificate (CDC) or a Development Application (DA) to council.
We coordinate every required report, including:

  • Statement of Environmental Effects (SEE)
  • BASIX Certificate (NSW sustainability requirement)
  • Waste Management Plan
  • Bushfire, flood, or acoustic reports if needed

Once approved, we finalise your Construction Certificate (CC) and confirm all details so your project is ready to start. We even offer a walk-through of your plans projected life-size on the floor, so you can make sure every detail is right before building begins.

Step 5 – Interior Design & Selections

We guide you through choosing every finish, fixture, and fitting so your home is exactly how you imagined it. You can work with our trusted suppliers or engage our interior designer for expert advice to ensure all selections work together beautifully.

Step 6 – Final Pricing & Tender

With approvals in place and selections made, we provide a fixed-price quote that reflects every inclusion you’ve chosen — no hidden surprises later.

Step 7 – Building Contract

We prepare your HIA Residential Building Contract and walk you through it in plain language so you know exactly what to expect. We also confirm the start date and construction schedule before any work begins.

Step 8 – Construction

This is where your home takes shape. Our team maintains the same level of care and attention to detail during construction as we do in the planning stages. You’ll receive regular updates, site photos, and progress reports so you’re never left wondering how things are going.

Step 9 – Handover & Beyond

Once your home is complete, we take you through a full handover, showing you how everything works and ensuring every detail meets our standards and yours. Our commitment doesn’t stop at handover; we’re here for any follow-up questions or support you need.
