From the initial design stage to the moment, you receive the keys to your dream home, and even beyond, we provide unwavering support and guidance through every step of the way. With our personalised approach and attention to detail, we work collaboratively with you to create a home that reflects your unique vision and lifestyle. Step 1

Pre-Consultation

When you call, you will speak to our builder. He will ask you some general questions about your project and what you are looking to achieve. To help you gain more clarity, we will send you our Initial Enquiry Questionnaire.

By taking the time to answer these questions as best as you can, it gives us a better understanding of your budget, timeframe, and vision. This way we can provide the most relevant, job specific information to maximise your time when dealing with us.

After this information is received, we will contact you for a phone consultation, where we will discuss your project in further detail and organise a time to visit your home or site.

Step 2

Consultation/Site Visit

We will meet you onsite to further understand your vision and carry out thorough assessment of your property. We will be able to determine your needs, expectation, and recommendation for you next steps. We will explain the complete building process from approvals to handovers.

Here’s a list of usual topics covered at the consultation:
• Your desired outcome
• Your design vision.
• Project constraints
• Required commencement/completion dates.
• Budget
• Quality of specifications
• Inclusions
• Your experience with building
• Upgrades of existing home
• Explanation on how we work.

At the end of this meeting, we will be able to recommend the next steps, moving into the preliminary agreement stage.

Step 3

Preliminary Building Agreement

If you already have plans, we will offer a fee proposal to prepare a detailed construction tender. Provided you have the necessary documents, we will provide you with a tender within 5 business days.

In case design services are what you’re after, rest assured we’ve got you covered with custom drawings and insightful budget advice.

Once you sign our preliminary agreement, the architect will commence crafting your concept design and incorporating floor plans and 3D images tailored to your vision.

Includes but is not limited to:
• Site plan
• Survey
• Site analysis plan
• Elevations
• Shadow diagrams
• Floor plans
• Engineering plans

Satisfied with the concept? We’ll then proceed with preparing the necessary documents to Council or Private Certifying Agent (PCA) for lodgement.

Step 4

DA Or CDC Lodgement and Post DA or CDC Approval

This next step is where we lodge your plans to PCA (Private Certifying Agent) a Complying Development Consent (CDC)
Or to Council as a Development Application (DA).

We also prepare documents that support your plans and lodgement to the council such as:

  • A Statement of Environmental Effects (SEE) – this details any potential environment impacts the proposed build will have.
  • Waste Management Plan – this applies to all homes across the country and lists how waste generated onsite will be managed, maintained, and disposed of.
  • BASIX (Building Sustainability Index) – this applies to all residential homes across NSW and is part of the DA process.

Based on the specifications of your property and construction, additional supporting documents may be necessary for the application process. These documents, such as the Bushfire Report, Flood Report, or Acoustic Report. Our team will engage with the relevant experts and organise the acquisition of these required documents, ensuring all necessary information is obtained in accordance to the lodgement.

Post DA or CDC Approval

At this stage, we’re planning to get your build underway, we will need to finalise Construction Certificate (CC) once we have received relevant approvals, and will continue putting together supporting documentation relevant to your property:

  • Engineering plans and certifications.
  • Sewer Service Diagram
  • Sydney Water
  • Any other supporting documents as required.

The option to view and walk through your plans as actual life size plans projected on the floor. Ensure your expectations for your custom designed home will meet your needs.

Step 5

Interior Design Selections

To enable us to provide you with an accurate fixed price to build your home, we request that you visit our preferred suppliers and make your selections. This ensures that every element of your home will be precisely included!

You also have the option of engaging our interior designer who will guide you on picking your fixtures and finishes and will help you with all the colour selection giving you confidence that the finishes you are selecting will complement your house and its design, reflecting your unique style and preferences.

Step 6

Tendering

Once all approvals and DA and CDC requirements have been satisfied. A detailed construction quote will be provided to reflect your design and selection inclusions.

Step 7

Building Contract

We'll get the HIA Residential Building Contract ready for you to review and sign. Our construction team will guide you through the various stages of the building process, ensuring you are well-informed and confident about what to expect during the build. Furthermore, we will establish a start date for the construction process.

Step 8

Construction

After the design and approval process, the construction of your dream home commences. We pride ourselves on maintaining the same level of care and attention to detail during the construction stage as you experienced throughout the design process.

Our team will provide regular updates and ensure that you are well-informed about every aspect of the construction progress. Our primary objective is to make the realisation of your dream home a smooth and stress-free experience.
